What is a Certificate of Occupancy?

It’s the official document confirming that a dwelling meets the minimum standards to be legally habitable: usable floor area, ventilation, daylighting, basic utilities and sanitary conditions.

To obtain it, you need a Habitability Certificate issued by a qualified professional (e.g., a Technical Architect/Building Engineer) demonstrating compliance with the applicable regulations.

We also manage the full application with the competent authority so you don’t have to.

Who is it for?

Why is it mandatory?

Without it, you cannot contract basic utilities (water, electricity, gas).

It is required in many Autonomous Communities for sales and lettings.

It certifies that the dwelling is sanitary, safe and compliant.

Authorities will not issue it without a prior technical report.
