STATUTORY BUILDING CONDITION INSPECTION (ITE)
Statutory Building Condition Inspection (ITE).
Mandatory technical diagnosis. Conservation, safety and regulatory compliance. Spain’s mandatory building condition inspection for older buildings, focused on conservation and safety, with municipal filing where required.
What is the ITE?
The Inspección Técnica de Edificios (ITE) is a technical report that assesses a building’s state of repair, identifying defects, damage or pathologies that may compromise safety, hygiene or
structural stability.
It is a legal requirement for many buildings over 50 years old, including non-residential premises such as offices, retail units, institutional buildings or privately owned facilities.
Unlike the IEE, the ITE focuses exclusively on the building’s physical condition: it does not include accessibility or energy-efficiency assessments.
Statutory Building Condition Inspection
What does an ITE include?
- Technical visual inspection of structure, roofs, façades, party walls and common elements.
- Detection of damp, cracks, fissures, corrosion and other relevant pathologies.
- Technical classification of the building’s condition, with a favourable/unfavourable/deficiencies diagnosis.
- Full technical report drafted in line with local or regional regulations.
- Filing/registration of the report, where required by the relevant municipality.
Statutory Building Condition Inspection
Who needs this service?
Owners of non-residential buildings, such as:
- Administrative or commercial buildings.
- Stand-alone premises/retail units.
- Tertiary, industrial or cultural facilities.
Holders or managers of older properties required to evidence their state of conservation.
Why is it mandatory?
Because many municipal and regional regulations require it to guarantee the safety of existing
buildings, even without residential use.
Because failure to comply can lead to fines, restrictions or urgent intervention orders.
Because it helps anticipate severe deterioration or structural-risk situations.
Statutory Building Condition Inspection
Key benefits
- Guaranteed regulatory compliance.
- Clear understanding of the property’s real condition.
- Preventive planning of maintenance or remedial works.
- Greater asset value and legal certainty.
The ITE is not only for residential buildings.
Many non-residential properties must also undergo this “technical MOT” once they reach a certain age.
Because a building that isn’t checked…
is a building at risk.
